The first step is to find a property you desire with assistance of our seasoned realtors. At The Property Emporion tenants are not required to pay any letting fees. However, once you have made up your mind about your ideal property, you would be required to pay a holding deposit. This amount is equivalent to one week's rent. This will assure that the property is reserved for you while we complete the paperwork for the tenancy and referencing, as well as determining your right to rent in the UK. The holding fee is refundable if the application is unsuccessful. If the application successful, the holding deposit goes toward your rent.
If the tenancy application is approved, the client (tenant) would be required to pay a deposit equivalent to five weeks' rent. This fee would be held safely in the Tenancy Deposit Scheme. It will be returned to the tenant in accordance to the terms and conditions of the tenancy agreement.
Tenants who own pets would be required to pay £50 pcm.
Tenants would be required to replace any lost keys or security devices. If we at The Property Emporion replace these items, the costs would be charged to the tenant.
Stamp duty on tenancy is only applicable on amounts over £125 000.
During the tenancy, if a tenant wishes to make any changes to the agreement (change in number of tenants or acquiring a pet, etc) they would be charged £50 per amendment application.
If a tenant wishes to end the agreement early, they would be charged rent to cover the period that a property is unoccupied until a suitable tenant is found.
In the event of unpaid rent, a fee of 4% would be charged from the 15th day.
The tenant would be responsible for paying their own utility bills, broadband, phone, TV license and Council Tax, unless the tenancy agreement states otherwise and include these bills.
